SUITE FEATURES

  • Floor: Structural concrete slab with exposed concrete surface.
  • Demising Walls: Demising walls separating units shall be constructed of taped and sanded drywall on metal studs (complete with acoustic insulation) and/or exposed re-enforced concrete columns/walls and/or block wall. Outside perimeter wall adjacent to the common corridor(s) will be constructed, taped and sanded drywall on metal studs complete with acoustic insulation.
  • Ceiling: Exposed concrete ceiling; ceiling heights on Ground Floor will be approximately 14’0”; ceiling heights on levels 2-9 will be approximately 10’5”. (Note: Where structural drops/beams or mechanical/plumbing systems exist, the ceiling height will be less than indicated).
  • Office Entry: Glass suite entry door with designer selected door hardware.
  • Electrical: 100 amp service or designed to accommodate larger suites. The electrical panel board will be installed in accordance with the Vendor’s electrical plans. Each unit will be individually metered for electricity.
  • Telephone / Cable/Data: Two (2) empty conduits for telephone/data or cable television will be provided to a point within the unit from the building’s telephone/cable room, in accordance with the service provider’s requirements and equipment.
  • Heating, Ventilation, and Air Conditioning (HVAC): Heating and cooling by a heat pump will be provided in accordance with the Vendor’s mechanical plans. Capped fresh air duct and exhaust duct will be provided.
  • Plumbing: A capped 13mm (1/2 inch) cold water line will be supplied to a location near the rear corridor wall of the unit. 50mm plumbing vent/sanitary drainage roughed in “above floor level”; any domestic hot water shall be provided by an electric hot water heater rented or purchased by the Purchaser at their sole cost and expense. (There is no gas service to the unit).
  • Life Safety System: The unit includes a sprinkler system to the applicable provisions of the Ontario Building Code. Each unit will be equipped with a fire alarm, heat detector, CO2 detector, and smoke detector.
  • Blinds: Sunscreen roller shades. Electrical outlet will be provided for future motorized blind.
